We own one side of a duplex and the other owner would not agree to anything. They came out, found the leak was at the wall flashing above my neighbor's bathroom, and wrote it up in one page with photos. That page is what finally got the work approved. The repair itself took half a day.

Two other roofers quoted me a full tear-off on a fourplex. These guys got on the roof, said the tile was fine and the felt underneath was the problem, and quoted a lift and relay for less than half. They also counted every tile they broke and put it on the invoice, which nobody else has ever done.

I asked for a skylight and they talked me out of it. Explained that the slope drained toward the other unit and a curb sitting in shared water was asking for trouble, then installed a tubular unit in the hallway instead for a third of the price. Honest is rarer than good in this trade.

Board hired them for a condition survey across nine buildings. We got photographs, remaining life per building and a five-year order of work we could actually budget from. No pressure to replace everything at once. Two roofs went in last fall on schedule and the tenants were given notice properly.
